Applying for a loan? Having the right documents ready can fast-track your application and reduce delays. Most lenders require similar information but depending on your situation, some documents may not apply to you.
At Oracle Ezy Finance, we’ll confirm exactly what you need but here’s a general checklist to help you prepare.
You’ll need 100 points of ID:
Passport or Birth Certificate (70 points)
Driver’s Licence (40 points)
Other documents that can help make up 100 points:
Medicare card
Debit/Credit card
Council Rates Notice
Pensioner or Health Care Card
Student ID
Notes: If your documents are in your maiden name you’ll also need a Marriage Certificate.
For PAYG Employees:
Two most recent payslips (showing employer details & YTD income)
Most recent Group Certificate
If unavailable, provide:
Employment letter, OR
Employment contract, OR
3 months of bank statements (where wages are deposited)
Note: If employed in a family business, you’ll need self-employed documents (below).
For Self-Employed Applicants:
Last 2 years’ personal & business tax returns + ATO Notice of Assessment
Financial statements (P&L + balance sheet)
For Sole Traders: Only personal tax returns + Notice of Assessment
For Low-Doc Loans (if standard docs not available):
6 months’ business bank statements
BAS for at least 2 quarters (some lenders require a year)
Accountant’s letter confirming income (must meet lender requirements)
If applicable, provide:
Rental income statements or lease agreement
Tax returns/payment summaries for dividend income
Centrelink letters (family tax benefits, pensions)
Private pension statements
Court orders for Child Support
Proof of any other ongoing income
If refinancing, bring:
Existing loan details (start date, loan term, exit penalties)
6 months of statements for all loans (home/personal)
Latest Council Rates Notice
Credit card statements (last 3 months if balance owed; latest if $0 balance)
6 months of statements for existing loans
Most recent credit card statement
Contract of Sale (for new property)
6 months’ savings/investment statements (bank, shares, term deposits)
Evidence of gifted funds (letter or Statutory Declaration confirming funds are unconditional & non-repayable)
First Home Saver Account statement (if any)
3 month’s savings/investment history
Evidence of funds being used for purchase
Gifted funds letter or Statutory Declaration
Contract of Sale (for new property)
Certified ID documents (Birth Certificate, Passport, Driver’s Licence, Marriage Certificate if applicable)
If you already own investment property:
Recent rental statements or signed lease
Latest Council Rates Notice
Contract of Sale (for new property)
Rental appraisal letter from property manager (for new purchase)
Builder’s fixed-price tender (plans, specs & inclusions)
Quotes for works not included (landscaping, fencing, driveway, flooring, etc.)
Fully signed Building Contract (when available)
Council-approved plans (when available)
